Land lease has been around for decades, particularly in the U.S. and Europe; however, this unique model of homeownership is less well-known in Canada.

Yes! Buyers work with a real estate agent and lawyer, and obtain financing as required before closing the purchase and sale agreement. Those wishing to buy a home in a Parkbridge community must make an application with the community management team, and then sign a site lease. Parkbridge strongly recommends that you complete this application and have it approved before finalizing any home purchase.

As a homeowner, you are responsible for regular maintenance and upkeep of your home in a manner consistent with Parkbridge’s community standards. Homeowners in Parkbridge communities work with mortgage brokers and financial institutions to obtain financing with Canada’s major banks and credit unions. Ask our community office for local area recommendations. Please contact lenders directly to discuss your mortgage options.

Homeowners can use a local real estate agent to assist them in the sale. Your community office is the first step in initiating your home sale. An application to become a resident must be completed by the buyer and approved by Parkbridge before any sale is complete; and a site lease must be signed. Rent varies from community to community. Rent includes thoughtful local market considerations along with the needs of the community.

Maintenance fees vary from community to community. They are determined by the maintenance and services provided in the community, which helps to ensure homeowners’ investments are protected for the long-term.

These fees support preventative maintenance and amenities in the community. This can include the maintenance and repair of roads and sidewalks; water and wastewater treatment, distribution and collection systems; and community centres, parks, pools and trails.

In provinces such as BC, Ontario and Quebec, Parkbridge community fees are often subject to rent control. For communities that fall under rent control guidelines*, please see the provincial government sites provided below. Manufactured Housing Communities (MHCs) are the earliest example of land lease. Today, Parkbridge is using modular, manufactured and traditional build homes in our new communities.

On average, the purchase price of a home in a land lease community is approximately 30% less than a traditional freehold home in the same area. In addition, home prices in a land lease community in some markets have reported an average increase of 7% year over year for the past decade.

Parkbridge’s land lease communities are also professionally managed, often with quality amenities, which helps create a sense of community within communities where residents feel supported and connected. Amenities can include: community centres, pools, playgrounds, and fitness centres. Services can include lawn maintenance and snow removal. Amenities and services vary by community, depending on the needs and wants of the owners.

And a final advantage is that unlike other developers, Parkbridge maintains a presence in the community, investing alongside homeowners to ensure there is ongoing, thoughtful attention to community infrastructure, standards and amenities.

Yes, you can make changes to the exterior of your home, yard or landscaping. There are guidelines for any alterations or additions to the exterior of homes. This helps us ensure the investment in the community is protected and that all health and safety regulations are followed. Your community manager can help guide you through the process. Please contact them before making any plans to change the exterior of your home.

Adjustments to rent are made after rigorous consultation with onsite management and consideration of local market rates, inflation, and maintenance needs to protect homeowner equity. Every year, Parkbridge undergoes an extensive and thoughtful fee adjustment process. These fees are essential to maintaining the health, well-being and safety of all residents, complying with provincial rental regulations.

RV Camping & Cottage Resorts

We do not have reduced rates for existing Parkbridge customers at this time. Special rates are offered to all customers during the low season. In addition, many of our RV, camping and cottage resorts participate in the May and September Canadian camping weekends, which offer discounted rates.

None of our RV, camping and cottage resorts offer year-round living. Some of our resorts offer an extended season, varying from 8 to 11 months in BC, Quebec and Ontario, depending on when they open and close. Please check with the resort directly about their seasonal availability.

Yes, we do. In order to maintain the safety, health and well-being of our resort guests, we do not permit trailers older than 10 years on our seasonal sites.
